Unit turnover clean

The clean between one tenant and the next.

An empty unit taken back to the sheet: every room cleaned, every cabinet and drawer opened and wiped, the floors done last, and a photo of every room to prove it.

What the clean covers

  • Kitchen, bath and every room

  • Cabinets and drawers wiped inside

  • Floors vacuumed and mopped

  • Photo set and a signed sheet

Empty loft room with a pale plank floor, an angled ceiling and a window at the far end

The checklist

On the sheet, room by room.

The same four pages for every unit. The crew lead signs each one.

  • Kitchen

Range, hood, fridge and every surface, wiped inside and out.

    • Range top, oven door and hood

    • Fridge inside and out

    • Cabinets and drawers, inside

    • Sink, faucet and counters

  • Bath

Everything wet, descaled and wiped to the corners.

    • Tub, shower and glass

    • Toilet, base and behind it

    • Vanity, mirror and sink

    • Floor and grout lines wiped

  • Bedrooms and living

Every room the same four checks.

    • Closets, shelves and rods

    • Doors, knobs and switch plates

    • Windows, sills and tracks

    • Baseboards and vents

  • Whole unit

The last pass, and the proof.

    • Ceiling fans and light covers

    • Entry, hall and stairs

    • Floors vacuumed, then mopped

    • A photo of every room

Boundaries

What is extra, and what is not part of the job.

  • Extra, quoted before we start

    • Inside of an oven that needs a deep scrub

    • Fridge defrost

    • Blinds and screens

    • Trash beyond the unit's own bins

  • Not part of the job

    • Mold, biohazard or hoarding

    • Repairs, patching and paint

    • Carpet extraction, which is a carpet company's job

    • Work that needs more than a step ladder

A visit, in order

How the visit goes.

  1. 01

    Step 1: Walk-through

The crew lead opens every door, cabinet and drawer, and photographs damage before anything is cleaned.

  2. 02

    Step 2: The clean

Top to bottom, kitchen and bath first, floors last.

  3. 03

    Step 3: Sign-off

The lead goes over the sheet, signs each page, and photographs each room from the doorway.

  4. 04

Step 4: Photo set and note

You get the folder link and a short note on what needs a contractor.

What we need from you

Before the crew arrives.

  • The key

Tell us where it is: a lockbox, your office or a tag board. The lead logs the time it comes out and the time it goes back.

  • Power and water on

Lights and water on during the clean, and the thermostat set so the crew can work. If the utilities are off, we call before we leave.

  • What the tenant left

Anything left behind stays where it is until you tell us in writing what to do with it. We do not decide what is trash.

Questions

Questions about this clean

How long does a turn take?

A studio or one-bedroom is a short slot for a crew of two; larger units take longer. The written slot gives the window for your unit.

What if the unit is left in poor condition?

Then it is a make-ready clean, quoted in writing with the photo, before the crew starts. We do not bill the difference afterward.

Do you clean the carpet?

We vacuum it. We do not extract carpet; if it needs a carpet company, the note says so.

Ready when the unit is empty

Send the vacating list.

Tell us the units, the move-out dates and where the keys are. We reply with a written slot for each, in the order the units empty.
