Make-ready deep clean
For the unit that was lived in hard.
More hours and a two-person crew for a unit left with build-up. It is quoted in writing from a photo before the slot is booked, and it gets the same sheet and the same photo set as a turn.
What the clean covers
Oven, tub and tile build-up worked off
Inside of fridge, cabinets and vents
Walls spot-cleaned where the paint allows
Quoted in writing before the crew starts

The checklist
On the sheet, room by room.
The same four pages for every unit. The crew lead signs each one.

Whole unit

Boundaries
What is extra, and what is not part of the job.
Extra, quoted before we start
Odor from smoke or pets, which sometimes needs a specialist
Inside of a fridge that is not working
Blinds and screens
Trash beyond the unit's own bins
Not part of the job
Mold, biohazard or hoarding
Repairs, patching and paint
Replacing carpet or flooring
Work that needs more than a step ladder
A visit, in order
How the visit goes.
- 01
Step 1: Photo and quote
You send photos or we walk the unit; the quote is written before the slot is booked.
- 02
Step 2: Walk-through
The lead photographs damage before the clean starts.
- 03
Step 3: The clean
Two people, the sheet in hand, build-up first.
- 04
Step 4: Sign-off and photo set
Each page signed, each room photographed, a note on what is left for a contractor.
What we need from you
Before the crew arrives.
The key
Tell us where it is: a lockbox, your office or a tag board. The lead logs the time it comes out and the time it goes back.
Power and water on
Lights and water on during the clean, and the thermostat set so the crew can work. If the utilities are off, we call before we leave.
What the tenant left
Anything left behind stays where it is until you tell us in writing what to do with it. We do not decide what is trash.
Questions
Questions about this clean
How do you decide a unit is a make-ready and not a turn?
From the photo or the first look: heavy grease, hard-water build-up, or years of dust in the vents. The quote says which, and why.
Can I see the quote before the crew starts?
Yes. We do not start a make-ready clean until the written quote is accepted.
Will it look new?
It will be clean. Stains in a tub, scratches in a floor and worn counters are damage, and they go on the note for a contractor.
Ready when the unit is empty
Send the vacating list.
Tell us the units, the move-out dates and where the keys are. We reply with a written slot for each, in the order the units empty.
