Kansas City, Missouri

Unit turnovers for Kansas City landlords

Every unit, turned to the same sheet.

We clean vacated apartments, duplexes and rental houses for landlords and property managers across the Kansas City metro: one checklist for every unit, a photo of every room, and one rate for each unit size.

  • A signed checklist for every unit
  • Photos of every room, every turn
  • Keys logged in and out

The vacancy-ready sheet

Vacancy-ready means this sheet, signed.

Every unit gets the same checklist, room by room, and the crew lead signs each page. This is the living-room page. The full sheet has a kitchen, a bath and a bedroom page too.

  • Floors

Swept, vacuumed and mopped edge to edge, behind the door and into the corners.

  • Windows and sills

Glass wiped inside, sills and tracks cleared of grit and dead bugs.

  • Outlets and switch plates

Plates wiped. A cracked or missing one goes on the note, not in the trash.

  • Baseboards

Dust lines and scuffs off, so touch-up paint is the only job left.

  • Closet and doors

Shelf and rod wiped, door and knob cleaned, nothing left on the floor.

  • Next page: the kitchen

Range, hood, fridge and every cabinet and drawer opened and wiped inside.

Photo proof

The photo set you get after every turn.

Every room, shot from the doorway once the sheet is signed, from the same angles each time, so you can compare one turn with the next. These frames are samples.

What a turn covers

Two sample turns, written line by line.

The rate depends on the unit's size, so here are two sizes with every line the clean covers. The quote we send you lists the same lines for your unit, each priced.

  • Studio or one bedroom

One kitchen, one bath, one or two rooms. By-the-turn rate.

    • Kitchen: range, hood, fridge, cabinets inside
    • Bath: tub, toilet, vanity, glass
    • Living room and bedroom
    • Floors throughout
    • Photo set and signed sheet

Not included: carpet extraction, appliance repair, trash removal beyond what fits in the unit's own bins.

  • Three bedrooms

One kitchen, two baths, three bedrooms, living and dining. By-the-turn rate.

    • Kitchen: range, hood, fridge, cabinets inside
    • Two baths: tub, toilet, vanity, glass
    • Three bedrooms
    • Living and dining
    • Floors throughout
    • Photo set and signed sheet

Portfolio rates are lower. A unit left in poor condition is quoted as a make-ready clean, in writing, before we start.

A plan is a held rate, not insurance and not cover for damage.

How a turn goes

From the vacating notice to the keys back.

  • Your work order

Send the unit, its size, the move-out date and where the key is. We confirm the slot in writing, unit by unit.

  • The walk-through

The crew lead opens every door, cabinet and drawer and photographs anything that is damage, not dirt, before the clean starts.

  • The clean, to the sheet

Room by room, line by line. The lead signs each page of the sheet when it is done.

  • Photo set and a short note

You get a photo of every room, the signed sheet and a note on what needs a contractor: a door off its track, a missing plate, a stain that will not lift.

  • Keys back

The key goes back to the lockbox, office or tag board you named, and the time it comes out and goes back is on the sheet.

Two ways to clean an empty unit

A move-out clean, or vacancy-ready?

Both leave a unit tidy. The difference is what you can check afterward without driving out.

Who runs your turns

Four names on every unit's file.

Eighteen people work the schedule across three crews. These four are the ones you will hear from.

  • Jo Paschal

    Owner and general manager

Started by cleaning her own rental duplexes between tenants. Reads the first sheet on every new building herself.

  • Celestino Ortega

    Operations manager

Builds the turn schedule from your move-out dates, and moves a crew when a tenant leaves early.

  • Trisha Ung

    Quality lead

Checks every photo set against the sheet before it goes to you, and sends a crew back for a missed line.

  • Jericho Ocampo

    Crew lead

Runs the walk-through, logs the keys and signs the sheet for the units on his route.

From managers and landlords

What they say about the photo set.

“The photo set was in my inbox before I had finished writing the walk-through email. The note said a closet door was off its track, so the carpenter went in first.”

Lakita W.Property manager, duplexes and fourplexes

“I used to drive out to check. Now I open the sheet and the pictures, and they match.”

Bridgett H.Landlord, six rental houses

“Our leasing agents open the photo set before they list a unit. It saves a trip, and the note tells them what to say about the kitchen.”

Service area

Units on both sides of State Line Road.

Three crews start from the office on Grand Boulevard and work the metro by route, so a landlord with units in Olathe and Crossroads is one schedule. These are the neighborhoods and towns we are asked about most.

We do not turn units in Lawrence, Topeka, St. Joseph or Warrensburg.

Questions

Before the first turn

How is the price for a unit decided?

By its size, the condition it is left in and what the floors are. A studio and a three-bedroom are different rates; so is a unit left in good order and one with years of build-up. The Plans page explains the rates, and the written slot for each unit gives its rate and says what the clean includes before we start.

What happens at the first walk-through?

The crew lead opens every door, cabinet and drawer, photographs anything that looks like damage rather than dirt, and then starts on the sheet. You get that photo with the note, so you know what a contractor has to look at.

Do I need to be at the unit?

No. Send us where the key is: a lockbox, your office, a tag board or a code. The lead logs the time the key comes out and the time it goes back. If a door will not open, we call you before we leave and note it on the sheet.

Who comes to the unit?

A crew from our own schedule, led by a named crew lead who signs the sheet. The work-order confirmation says which lead has your unit.

Are you insured, and can I have the certificate?

Yes. We carry general liability insurance, and the limits are in the footer of every page. A certificate of insurance naming your company goes out on request.

What if something is missed, broken or missing?

Tell us in writing and send the photo. We go back to a missed line on the sheet, and the Policies page has the terms for breakage and for anything missing from a unit.

What do you bring?

Vacuums, mops, cloths, ladders for ceiling fans and light fixtures, and the products for the job. Fragrance-free products are available on request; tell us when you book the slot.

What if a tenant is still in the unit?

We do not clean an occupied unit as a turn. If a tenant is still there when the crew arrives, the lead calls you and the slot moves; the cancellation terms are on the Policies page.

Work orders

Send us the vacating list.

List the units, the move-out dates and where each key is. We reply with a written slot for each unit, in the order they empty.
